Pembroke Real Estate: A Fall Market with Opportunities for Buyers and Sellers
As summer gives way to fall, Pembroke's real estate market is showing signs of change. Homes are taking longer to sell, but limited inventory continues to keep buyers and sellers on their toes.
According to Realtor.com, Pembroke's median home sale price in August was $660,000, down 5.7% from a year earlier. The median asking price was $650,000, and homes spent a median of 36 days on the market, compared with approximately 24 days last year. Despite the slower pace, homes sold for approximately 101% of their asking price.
What does this mean for Pembroke homeowners? Sellers still have opportunities, but pricing a home correctly from the beginning is increasingly important. Buyers, meanwhile, may find more room to negotiate on properties that have been sitting on the market.
As we enter the final months of 2026, the key for both buyers and sellers is understanding that every home and every price range has its own market. A well-priced, well-presented property can still attract considerable attention, even as the overall market begins to slow.
