Question of the Week: What's the Difference Between Assessed Value and Market Value?
Have you ever looked up your home's assessed value on the Town of Pembroke's website and wondered if that's what your home is actually worth?
Not necessarily!
Assessed Value is the value determined by the Town of Pembroke's Assessors Office for property tax purposes. Massachusetts communities reassess property values annually, using market data from an earlier period. Your assessment may not reflect what your home would sell for today.
Market Value is what a willing buyer would likely pay for your home in today's market. It's influenced by location, condition, recent comparable sales, improvements, and buyer demand.
The Bottom Line: Your assessed value determines your share of local property taxes. Your market value is what buyers are willing to pay. The two numbers can be quite different!
